Property intelligence built from real Australian data
Foresure brings together government, planning, property, demographic, transport, area and market evidence, then turns it into a buyer-focused view of a property and the area around it. Source dates vary by dataset, and Foresure uses the latest source currently available to the platform.
Our local NSW address index contains more than 4.29 million records, providing a verified foundation for property lookup and evidence matching.
Not one database. An evidence layer.
Foresure is designed to aggregate multiple source systems around the same property or suburb. Depending on the feature and location, this can include official addressing and spatial records, planning data, ABS Census and demographic evidence, transport, schools, rental and market evidence, land and property records, and broader location context. The examples shown here describe source families rather than an exhaustive source list.
Census and demographic evidence
ABS Census data supports population, age, household, housing, education, work and cultural-context measures. Census-based measures are labelled by Census year where useful.
Addresses, parcels and planning context
Official government datasets help resolve properties, map parcels and suburbs, and connect planning and spatial evidence to the correct location.
Stations, stops, routes and location access
Official and mapped transport evidence can be used to calculate nearby stations, bus stops, routes and distance-based accessibility measures.
Schools and local context
Government and location datasets support school counts, nearby services and other area-level evidence where coverage is available.
Housing and ownership context
Rental, land, sales and property evidence can be combined to provide broader buyer and investor context where supported.
Modelled and derived intelligence
Foresure creates calculated fields, comparisons and decision-support signals from underlying evidence. Derived analysis is kept distinct from sourced facts.
Current as far as the underlying source allows
Different datasets update on different schedules. Foresure uses the latest version currently available to the platform and does not imply that every measure was updated on the same date. For example, many demographic measures currently use the 2021 Census, while transport, rental, planning and other operational datasets may be refreshed more frequently.
Source it. Match it. Model it. Explain it.
The value is not simply having a large number of rows. The value is connecting the right evidence to the right property, keeping track of where it came from and showing what Foresure has calculated from it.
Resolve the property
Match the entered address to canonical NSW addressing and spatial records instead of relying on a guessed text string.
Gather the evidence
Pull together the relevant source families for the property, parcel, suburb and surrounding area.
Normalise and compare
Translate different source structures into a consistent evidence layer that can be compared across properties and areas.
Derive intelligence
Calculate distances, cost scenarios, classifications, comparisons and buyer-focused signals from the available evidence.
Show confidence
Separate strong sourced evidence from derived interpretation, incomplete evidence and matters that still need official verification.
Let you question it
Ask Foresure can work against the selected property evidence so a buyer can question what the data means rather than simply reading a static report.
We show what is sourced, what is modelled and what still needs checking
Sourced fact
Information directly supported by the underlying source or record.
Foresure calculation or inference
A calculation, modelled field, classification or interpretation created from available evidence.
Worth official confirmation
A material item that should be checked against the authoritative record or appropriate professional advice.
Evidence not strong enough yet
If reliable evidence is missing or conflicting, Foresure should say so rather than fill the gap with a confident-looking answer.
Foresure is designed to do more than reproduce a property report
A traditional report can give you information. Foresure is designed to connect that information to your shortlist, Property Plan, true cost, suburb profile, inspection preparation and Ask Foresure, so the evidence can actually change a decision.
Decision support still requires due diligence
Foresure helps buyers investigate earlier and ask better questions. It does not replace legal conveyancing, building inspections, valuation, financial advice, official certificates, insurance advice or other professional checks where those are required.
